Management
Freshwater Place consists of the residential building, and the retail section. The residential building is further divided into - (i) the podium (level 3 – 9), (ii) the mid-rise apartments (level 11 – 38), and (iii) the high-rise apartments (levels 39 – 59). The building has 60 storeys and 536 apartments in all.
Each of these three parts of Freshwater Place has its own body corporate.
There are 3 bodies corporate for the residential building:
The residential Owners’ Corporation (viz Nos 1, 3 and 4) appoints a Committee of Management to ensure the original vision for Freshwater Place is maintained and indeed built upon for the continued enjoyment of owners and residents.
In order to facilitate efficient and effective decision making, the Committee of Management comprises 9 members (who are elected each year) and 3 subcommittees as follows -
The Knight Alliance has been appointed as the Owners’ Corporation Manager, and Facility Management Victoria (FMV) provides day to day operational responsibility, including employment of building staff.
The following outlines the arrangements of the Committee of Management to ensure it achieves the Freshwater Place Vision’s outcomes on a continuing basis.
Building
A maintenance plan has been established to ensure the building is maintained to the highest standard, with planned replacement and update of plant and equipment to provide for ongoing functionality.
The 15 year plan covers all aspects of upgrade and replacement to the common areas, including major items of infrastructure, to external and internal painting and carpet replacement. The plan will be reviewed at least every 3 years to ensure it accurately reflects requirements, and that planned expenditure is appropriately reflected in owner’s ongoing annual owners corporation fees.
Capital Improvement
The Committee of Management will actively seek opportunities for provision of additional facilities for the benefit of owners and the enjoyment of residents.
Owners will be fully informed of any proposals, including costs, and will vote on the decision, with at least 50% in favour for the initiative to be developed.
Such capital improvements will in the first instance be funded from accumulated reserves. However, a special levy may be raised for the capital improvement.
Common Facilities Management
Freshwater Place enjoys unparalleled facilities and amenities, principally through the 10th floor services (gym, business centre, function room, swimming pool and outdoor access to BBQs’s and rooftop garden) and the 40th floor Skyline Club. These facilities are for the enjoyment of residents, according to their access privileges.
Access to these areas will be available to residents after an appropriate induction, to ensure that use of the facilities is fully understood, particularly in relation to health and safety, and the peaceful enjoyment of all residents.
Community Activity
Committee of Management is keen to promote a culture of community spirit. This will be supported through active communication processes so that residents are aware of events and activities in which they may participate. A communications strategy has been developed encompassing all stakeholders (owners, residents, neighbours and local authorities).
FWP supports 2 charities – The Salvation Army and Operation Christmas Child. Residents are also encouraged to support these organizations through personal involvement as they are able.
Our concierge staff plays an important role in promoting the friendly and welcoming environment and residents are encouraged to acknowledge their role in our community.
Special interest groups are encouraged and supported as required.
Antisocial behavior will not be tolerated, and will be dealt with appropriately.
The committee also liaises closely with other entities sharing the Freshwater Place site (retail arcade, PwC & ‘28’) to influence appropriate use of common space access.
Working relationships have been established with Melbourne City Council, Victoria Police and Southbank interest groups to promote our ongoing concerns for safety and appropriate use of civic facilities.
